Why would a vendor want a BUILDING & PEST report on their property?

The vendor can use the report as a TO DO LIST, enabling them to repair any issues within the property prior to going to market or during the sale campaign. Our office can return to update/delete any issues from the report once repairs are completed by the vendor, which will ultimately assist in presenting the property in its best light in order for the vendor to recieve the highest possible sale price.

Our reports will assist the vendor and agent in setting a realistic price for the property should they choose not to collect any missing documents nor resolve issues that are outlined within our report, or because the bigger picture is now known about the entire building complex.

Our inspectors are available to field enquiries about their reports with the buyers seven days per week.

Every time we take a call/email/web enquiry regarding a listing, we log it into our CRM and it generates an email and text message to the listing agent advising them of the conversation, content and the buyers thoughts and concerns, which assists the agent with that crucial information prior to their next conevrsation with that buyer.

We email each buyer on the Wednesday prior to the auction reminding them that the inspector has the report available and encouraging the buyer to call the inspector with any queries, with our objective being to give the buyer comfort in making the decision to purchase the property.

Each time a vendor pre-purchase report is commissioned, the vendor recieves a $220 discount voucher to be used for any future transactions. The vendor can use the discount voucher to order a new report or to buy a copy of an existing report that is available on our website, which commonly results in the vendor getting their next report for free

Buyers today expect to have a report available on every property that they inspect, and should the property not have a report available, todays astute buyers understand that they are the only interested party on the property as the agent must promote any pre-purchase report commissioned by a buyer to any other buyers in order for the agent to comply with Property and Stock Agents Regulation 2014

We send a weekly summary report to all listing agents regarding their listing from the first site inspection date, to the date the property is off the market, this report is a dashboard of all enquiries recieved and all online sales of our reports which is a fundamental tool for the agent to see all interested parties in the property over the course of the sale campaign

A licensee acting on behalf of a person (the client) on the sale of a residential property must make a written record, in accordance with subclauses (3) and (4), of any report of which the [br] licensee is aware in respect of—

(a) a building inspection of the property, or

(b) an inspection to detect whether or not the property is affected by termites or other pests, or

(c) an inspection of documents relating to the property under section 182 of the Strata Schemes Management Act 2015, or

(d) a certificate as to financial matters under section 184 of the Strata Schemes Management Act 2015, or

e) an inspection of documents relating to the property under section 26 of the Community Land Management Act 1989

The licensee must disclose any record made under this clause to any person requesting a copy of the contract for the sale of the property.

The Property Inspectors have in excess of 20 different cost models where a vendor can obtain our services for free and each buyer pays for a copy of the report through to the report being paid in part by the vendor and in part by the buyers or the report being paid for solely by the vendor and buyers can obtain the report for free

The Property Inspectors are independent building consultants, all inspectors are qualified builders and our reports are transferable from the commissioning party, being the vendor, through to the final buyer, giving each buyer peace of mind that should they purchase a copy of the existing report it will be transfered to their name along with ownership of that report, holding our office accountable for our advice supplied within our report which in turn results in the buyer being confident in recieving, reviewing and making a decision based on the report produced.”
