POOL COMPLIANCE CERTIFICATES

The Property Inspectors offer pool inspection services and issue certificates of compliance for existing pools. If you are selling your home, you will need to attach a certificate of compliance to the sales contract. All councils require homeowners to provide a current and valid pool compliance certificate to the council every two years. Our qualified inspectors can conduct an inspection and issue a compliance certificate to ensure that your pool meets the necessary safety standards. The Property Inspectors adhere to the “Swimming Pools Act 1992” and its regulations, which work in conjunction with Australian Standards to establish safety standards for backyard swimming pools.

You may need a Pool Compliance Certificate if you fall into the following categories:

If you are a landlord with a property containing a swimming pool, it is mandatory to provide a pool compliance certificate to your tenants, property managers, and the council every two years.

If you are a vendor selling a property with a pool, you must attach a current Compliance or Non-Compliance Certificate to your sales contract.

If you are planning to build a new swimming pool or spa, you need to provide your council or private certifier with a Certificate of Compliance to obtain an Occupation Certificate.

If you are renovating your existing pool or making changes to your pool fence and gates, a Certificate of Compliance must be issued to the council once the work is complete.

If you have purchased a property with a non-compliance certificate attached to the contract, you have 90 days to rectify the non-compliance and issue a Compliance Certificate to the council.

If you are a stakeholder within a unit complex, your strata manager must obtain an up-to-date pool Compliance Certificate and submit it to the council every two years.

If you operate a daycare centre, childcare centre, or family/home daycare centre, a Pool Compliance Certificate must be on site at all times and provided to the council every two years.

If you are instructed by the council to obtain a certificate, you have the option of engaging the council’s officer or a private corporation like The Property Inspectors.

Our reports include a Compliance or Non-Compliance Certificate based on the inspection. If your pool receives a Non-Compliance Certificate, we will outline the areas of non-compliance and can assist in coordinating contractors to rectify the issues, allowing us to issue a Compliance Certificate upon completion.

Please note that a Pre-Purchase Report, according to Australian Standards and Department of Fair Trading Guidelines, does not include an assessment of the pool, its associated services, or supporting structures. The Property Inspectors specialize in providing a comprehensive range of services for residential, commercial, and strata complex pool assessments.
