Progress Claim / Contract Assessments (Site inspection + back office report)
Our progress claim assessments can reduce the risk and put you back in control of your building project. Our expert building consultants will help you at every stage, from contract negotiations through to final handover and payment.
When you commission a Progress Claim Assessment, you have the option to select:
- A Review of building contract documents
This includes:
An independent review of the building contract, specifications and drawings prepared by the builder or any third-party prior to signing to highlight inconsistencies or possible issues
This will assist you in negotiating with your builder prior to contract finalization
This services includes a brief report listing any recommended works / amendments / areas of concern within the contract documents (Maximum of 10 items included, anything further will be billed pro-rata)
2. A Progress inspection
This includes:
Building works inspected at critical stages of construction, including base, frame, lock-up & fit-out.
A brief report and any recommended works prior to payment. (Maximum of 10 defects included, anything further will be billed pro-rata)
3. We can generate a list of certificates and warranty documents required by the contractor prior to Practical completion certificate being released.
This will require our office to assess the contract documents against the built form.

General Purpose Building Defect Report (Works in progress or pre-handover)
Our general-purpose building defect reports can reduce the risk and put you back in control of your building project.
This includes:
Inspection of the property focusing on the quality of work and state of completion against Building Code of Australia (BCA), National Construction Code (NCC) and Department of Fair Trading Standards & Tolerances Guidelines.
A brief report and any recommended works (Maximum of 10 defects included, anything further will be billed pro-rata)
Set in place a time line for the repairs and make good tasks
A general-purpose building defect report covers all minor, major & non-compliance matters within the built form.
It is most common for the consumer to engage a consultant to assess recently completed building works or a project close to the warranty expiry date in order for the consumer to be aware of any current and possible future defects in order to limit current or future liabilities and hold the building contractor accountable for their work at handover stage or prior to paying the building contractor his final payment, settling on a new build, or prior to the two year or six year period due date for all residential dwellings.
Our office frequently undertakes the task of conducting comprehensive building defect reports for various projects, whether they involve new dwellings or renovation work.
It is common for our inspectors to inspect and report on defects within a newly built project that can range from 10 – 50 defects, and in the current marketplace it is becoming more common that we find up to 200 defects per renovation or new residential dwelling projects.
Before engaging The Property Inspectors, we strongly advise you to thoroughly review our complete fee page. This page provides a detailed overview of the various types of reports we offer, along with the quantity of defects covered within each report, all of which are subject to their applicable fee.
It is quite common for our services to initially be engaged for projects with an estimated 10 to 50 defects per report. However, it often occurs that these projects expand, and our reports end up documenting as many as 200 defects. This is especially the case when property owners desire a comprehensive report that encompasses all identified defects. Therefore, we recommend considering a defect report that covers a broader range of potential defects within the property. Our fee structure proves to be more cost-effective for larger reports compared to choosing an option with fewer defects included, especially if more defects are discovered during the inspection than initially anticipated.
It’s essential to understand that all our reports are produced based on the defects observed during our fieldworker’s on-site inspection and data collection process, which we have no idea of the quantity of defects within your property until our fieldworker arrives on site and completes their thorough site assessment. This remains consistent regardless of the quantity of defects outlined within the initial work order. Any additional defects beyond the originally specified quantity will be billed as a variation to the contract or work order.
In cases where the final report exceeds the number of defects initially outlined in the work order, the additional defects will be charged on a pro-rata basis, using the specified quantity of defects and their corresponding sums as originally outlined in the work order.
