Pre Lease Inspection
Pre-Lease Inspection give landlords and tenants accurate and detailed information on the condition of their property. A pre-lease condition report provides an accurate indication of the condition of their property prior to occupation, helping to reduce the chance of a dispute or costly repairs at the end of the lease term. Our reports include photographs and detailed descriptions of the building, the facilities and any existing faults. TPI can inspect the property prior to the commencement of the lease or during the tenancy.
Post-Lease Inspection
A Post-Lease Inspection generates a “Make-Good” schedule, which is generally prepared on behalf of the landlord, which will identify breaches of obligations that have occurred during a lease relating to matters such as:
Items to be repaired cosmetically (Minor and Non- Major works )
Items to be repaired of structural nature ( Urgent and Major works )
Any Safety Hazards that must be repaired by the tenant or landlord prior to the next tenancy commencing
Plumbing Defects
Electrical Defects
Lack of maintenance performed by the previous tenant
Breaches of Statute
All During and Post lease Inspections include a review of the condition report that was signed prior to the lease being executed by the current tenant
TPI’s involvement spans different phases of a tenancy, starting as early as when the Heads of Agreement are finalized, even before the lease is executed. Our services continue throughout the entire lease period and extend beyond, both before and after the lease terminates. This includes the preparation of the final condition report and the creation of an Expert Witness Report, which may be used as part of legal proceedings against either the tenant or the landlord.

Our Non-Urgent price is a discount rate subject the order proceeding in the following manner:
- The order is submit via our website and online booking portal

- The Site inspection to be carried out within 3 business days after the date of the order being received (depends on access availability)
- The report will be released within 7 business days from that date of the inspection (maximum 10 Business days turnaround)
- The commissioning party grants The Property Inspectors Pty Ltd permission to release the report to the vendor/ agent/ or other buyers / Interested parties
Our RRP price is our standard list price for our services:
- The order is submit via our website and online booking portal
- Payment is made via this website using the eway payment portal (credit card payment)
- The Site inspection to be carried out within 3 business days after the date of the order being received (depends on access availability)
- The report will be released within 5 business days from that date of the inspection (maximum 8 Business days turn around)
- The commissioning party grants The Property Inspectors Pty Ltd permission to release the report to the vendor/ agent/ or other buyers / Interested parties
Our Urgent Jobs price list is for all Urgent jobs that need to be done that day or the following day:
- The order can be submit via our website and online booking portal / Via a email / Phone order
- Payment is made via this website using the eway payment portal or over the phone with a manual credit card payment process
- The Site inspection to be carried out within 24 hours of the payment being processed / taken (depends on access availability)
- The report will be released within 24 Hours from that date of the inspection
(Which always means after hours work and over time rates being paid to our inspector) - The commissioning party grants The Property Inspectors Pty Ltd permission to release the report to the vendor/ agent/ or other buyers / Interested parties
