These reports include:

A detailed examination of the property, focusing on the quality of work and state of completion, in accordance with the Building Code of Australia (BCA), National Construction Code (NCC), and the Department of Fair Trading Standards & Tolerances Guidelines.

We provide a brief report that outlines up to 3 defects, along with recommended repairs or actions. If more than 3 defects are identified, additional findings are billed on a pro-rata basis.

We can help you set a timeline for necessary repairs and remediation tasks if a contractor is involved.

The report can cover all types of defects, including minor, major, and non-compliance issues within the property’s structure, subject to the brief provided by our client.

It’s common for property owners to engage our services for new builds nearing the end of their warranty period. This helps identify and document any current or potential future defects, thereby minimizing liabilities and ensuring accountability from contractors. Reports may be requested before a contractor receives final payment, before settling on a new property, or before the two-year or six-year warranty period for residential buildings expires or six and ten years under the new legislation that rolled out in 2021 under the Design Practitioners Act.

Our office regularly performs comprehensive building defect reports for various projects, ranging from new builds to renovation work covering residential, commercial and industrial sectors.

Often, new projects reveal anywhere from 10 to 50 defects, although recent trends show that reports can sometimes document up to 300 defects per project. While we estimate defect quantities before inspection, the actual number can vary, depending on what our fieldworker discovers on-site. Any defects found beyond the initial scope are charged as variations to the original work order.

If the final report includes more defects than initially anticipated, these additional findings will be billed on a pro-rata basis, aligned with the quantity of defects outlined in the original work order.

Our RRP price is our standard list price for our services:

• Payment is made via this website using the eway payment portal (credit card payment)
• The Site inspection to be carried out within 3 business days after the date of the order being received (depends on access availability)
• The report will be released within 5 business days from that date of the inspection (maximum 8 Business days turn around)
• The commissioning party grants The Property Inspectors Pty Ltd permission to release the report to the vendor/ agent/ or other buyers / Interested parties

Our Urgent Jobs price list is for all Urgent jobs that need to be done that day or the following day:

• The order can be submit via our website and online booking portal / Via a email / Phone order
• Payment is made via this website using the eway payment portal or over the phone with a manual credit card payment process
• The Site inspection to be carried out within 24 hours of the payment being processed / taken (depends on access availability)
• The report will be released within 24 Hours from that date of the inspection
  (Which always means after hours work and over time rates being paid to our inspector)
• The commissioning party grants The Property Inspectors Pty Ltd permission to release the report to the vendor/ agent/ or other buyers / Interested parties
