The Property Inspectors Existing Reports
All report fees are GST excluded. GST will be added to the final account when checking out
NOTE In some cases, we may have not completed a report at the time of posting a product on our website, or we are updating the current report that we have posted within our website for sale.
All reports will be released to the vendor and/or purchasers within 3 business days from the date of the inspection, or 24 hours or up to a maximum period of 2 business days from the date and time from when you have chosen to download a copy of the report from our website,(based upon the cost model that the initial report was commissioned under).
No refunds are applicable once you have commissioned a report, or you have chosen to download a report from our website.
Building & Pest Reports – Validity Period
All Building & Pest Reports are prepared subject to the condition of the property as seen by our inspectors on the day of the initial inspection.
Our reports are valid for 1 to 28 days from the date of inspection.
Every report validation period can differ subject to the condition of the property, for example a heavily dilapidated property may only have a 7-day Validity period as the inspector is uncertain if the condition of the property as seen within their initial inspection will stay in the same condition beyond 7 days.
This means that we consider the report to reflect the true and accurate state of the property for the nominated period within the written report and the validation period, our inspectors will have access to the report for a period matching the validity period as nominated within the report, which means that the inspector will be equipped to take your phone call to discuss the report in great detail matching the validity period of the report.
Our inspectors will not forecast any changes to the property condition, we recommend an updated report be commissioned by the buyer should the property have significant defects present at the time of your inspection, as these defects may be new to the property and hence not in our initial field notes and within our report.
Strata Reports – Validity Period
All Strata Reports are prepared subject to the documents that were prepared by the strata manager and that were made available to our inspector at the strata office, on the day of our attendance at the strata office.
All Strata Report facts and attachments are solely subject to the documents supplied by the strata company on the day of the inspection and we do not offer ongoing support on our reports beyond the validity period of 28 days from the date of our inspectors attending the strata office.
This means that for 28 days from the strata office attendance, if you require our office to contact the strata company to request documents that were not on hand at the time of our attendance, we will do so for you at no extra charge, as long as the strata company are happy to supply the additional/missing documents to our office via email and no second inspection is required, nor additional search fees are applicable by the Strata company to our office.

All fees are built up using the hourly rate of $300 per hour gst excluded, for all staff consultants and contractors doing field work, back office admin, design or reporting + all travelling time to and from site is billed out at $300 per hour.
