Buyer’s Agent Commissioned Pool Compliance Assessment

Ensure a Smooth Transaction with The Property Inspectors’ Pool Compliance Services

As a buyer’s agent, you know the importance of a seamless property transaction. The Property Inspectors are here to support you with expert pool inspection services and compliance certification for existing pools, ensuring your clients’ new homes meet all necessary safety standards.

When purchasing a property with a pool, it’s crucial to have a current and valid pool compliance certificate, as required by all councils. This certificate must be attached to the sales contract, ensuring no delays or issues during the closing process. Our qualified inspectors conduct thorough inspections and issue compliance certificates that adhere to the “Swimming Pools Act 1992” and its regulations, in line with Australian Standards for backyard swimming pools.

Why Your Client Needs A Pool Compliance Certificate

1. Landlords: Must provide a pool compliance certificate to tenants, property managers, and the council every two years.

2. Vendors: Need to attach a current Compliance or Non-Compliance Certificate to the sales contract when selling a property with a pool.

3. New Pool or Spa Construction: Requires a Certificate of Compliance to obtain an Occupation Certificate from the council or private certifier.

4. Renovations: A Compliance Certificate must be issued to the council after making changes to pool fences or gates.

5. Non-Compliant Properties: Buyers have 90 days to rectify any non-compliance and issue a Compliance Certificate to the council.

6. Unit Complex Stakeholders: Strata managers must obtain and submit an up-to-date pool Compliance Certificate to the council every two years.

7. Daycare Centres: Must have a Pool Compliance Certificate on-site at all times and provide it to the council biennially.

8. Council Mandates: You have the option to engage either the council’s officer or a private entity like The Property Inspectors for certification.

Our comprehensive reports include a Compliance or Non-Compliance Certificate based on the inspection. If a pool is non-compliant, we provide detailed areas of non-compliance and can coordinate with contractors to rectify issues, ensuring a Compliance Certificate is issued upon completion.
